Bret Ward Real Estate
Gippsland Lakes, Paynesville

Bairnsdale is located about a 15–20 minute drive from Paynesville and offers many more facilities than Paynesville as has higher population and more demand for the facilities.

Paynesville boasts a large canal property development that has just recently undergone further expansion. The canal’s offer prestigious waterfront living, with many people buying vacant land to build their dream home. Moving from the hectic city life on the water and in some cases going as far as to extent their homes out over the water. Canal living gives the impression of wealth with many large house, big boats and fancy cars.

Waterfront living is also available in the older areas of Paynesville with the value of the position only not long being recognized. With many of the established homes being built up the top of the block the front has been subdivided and new houses being built closer to the water which are now attracting large price tags in some cases in excess of 1 million dollars.

Raymond Island which is situated just a few minute ferry ride across McMillan Strait from Paynesville also offers an interesting and unusual lifestyle opportunity. With the ferry only running from 6 in the morning and until 10 at night, it makes for a quiet, peaceful environment. With much of the island being undeveloped bush land it allows a very laid back and if desired, remote lifestyle. The island also has many waterfront acreage properties, which are rare in the area. Raymond Island also has a large population of koala’s and many other wildlife species. Facilities on the island include a holiday park, café, restaurant and other holiday accommodation.

With the increased demand for housing close to the CBD of Paynesville, developers are buying either blocks of vacant land or old house and build new units and townhouses.
